Patience is Key

Working with a short sale requires the patience of Job.  Don't get me wrong, you can get a great deal, but you will work for your savings.  The steps for a short sale are quite different then that of a traditional home sale.  The main difference being you are working with a bank, not just a home owner.  In a short sale situation the seller of the home is working with the bank to sell their home for less than they owe on their mortgage.  Because of this the bank has to approve any offer that the seller may accept.
I often tell my buyers of short sale homes to expect everything to go really slow...until the bank accepts their offer then things go very quickly.  Be prepared for the pace to change quickly.  Then hopefully all your patience, and quick responses will end up with you in a great home, with a great deal.
One of my recent short sale buyers learned that you cannot count on your home appraising for more than you are paying as part of your equity on the home.  If you are looking to avoiding paying PMI (Private Mortgage Insurance) then you will need to have 20% down on the home.  Banks won't use the value of the home to offset your down payment.
In Cache Valley there are short sales all over.  Often, if you are quick to the draw, you can get in first position and have a good shot at the house.  One drawback is that because Cache Valley's real estate market has remained strong banks are looking to get more money out of the houses they are negotiating.
Your Real Estate Agent can help you determine a fair offer, based on the surrounding area, condition of the home, and time on the market.  Cities within Cache Valley vary greatly in values from growing areas like Nibley, Providence, and Smithfield to the established areas of North Logan, Hyde Park, and River Heights.  Also, you can find great homes in Historic Logan, or the outlying areas of Hyrum, Richmond, and Lewiston.  You will need expert help to determine what is best for you family.  Rely on your agent for advice, and patience will bring great rewards.
